Builder confidence in the housing market for newly built, single-family homes rose one point in August to its highest level in more than a year. Building on a two-point gain in July, the HMI reached 18 this month, its highest point since June of 2008, the August Housing Market Index (HMI) issued each month by the National Association of Home Builders and Wells Fargo, rose for the second time in as many months to 18, the highest score since June, 2008.

This is good news for the housing market overall, including manufactured home builders. NAHB Chairman Joe Robson said, “Home builder expectations have been buoyed by the success of the first-time home buyer tax credit and its anticipated boost to buying activity leading up to the Nov. 30 expiration date. The question is what happens after that – whether there will be enough momentum to keep us moving toward a recovery, particularly in light of significant headwinds such as the severe credit crunch for housing production loans and inappropriate appraisal practices that are scuttling a quarter of all new-home sales. Unless Congress and the Administration focus their attention on housing right now, this improvement may well be short-lived,” he said.

Materials of a manufactured home

The walls of a manufactured home are usually around 6 inches thick, and filled with insulation, for fire proofing and energy efficiency. Outside walls are covered with siding, and there are many aesthetic options available in an assortment of textures or colors. Shingles are also offered in good variety. Roofs on manufactured homes are made to withstand severe weather. Energy efficient windows are selected by the manufactured home’s owner to reflect their personal taste. There are endless options to customize your home.

What do you think a manufactured home looks like when it leaves the factory, where it was built? The answer is that it is entirely assembled, and ready to be placed on land.

Manufactured home builders

Who Builds a Manufactured Home? Men and women who practice their craft daily. Decorators, carpenters, electricians, cabinetmakers, carpet and tile experts, window specialist, heating experts, and more go into manufacturing a factory-built home.

Quality control is important to Manufactured Home construction, and is involved at various stages. This way, each home meets the Federal Building Code and perfectly meets the buyers specifications. At the final stage, a final inspection is performed so the house is in tip-top shape before it goes out the door.

Your home, the way you like it

You don’t have to sacrifice quality, customization or upgrades when you have a manufactured home made for you. Manufactured home builders offer many choices, like oak cabinets, special carpeting or flooring, Jacuzzi bath tubs, fire places, and vaulted ceilings. Every factory-built home reflects the owners personality.

Manufactured Home buying process

A home retailer makes the buying process simple and exciting. Manufactured home retailers usually sale homes made by several manufacturers, so they can provide a wide variety of floor plans to choose from. First, the retailer works with you to figure a budget. Secondly, they work to gain an understanding of the buyers needs and wants to find the perfect manufactured home that meets their budget.

What is it like inside a manufactured home factory? Just like any business, manufactured home factories rely on offering a quality product, and keeping to disciplined and quality-oriented procedures. You will find a well organized group of professionals working as a team. Each home is produced in a group of phases in a dedicated area of the factory by a specialized team. The workers in the first area construct the floor and walls of the home, using tools developed for their specific tasks. Once all of the tasks for the first phase are complete, the home will move to another area of the factory.

Materials used to produce a manufactured home are the same used to build a site-built home, the only difference is that they are made in a factory, and later transported to a site to be assembled. Materials in a manufactured home include 2×4 and 4×4 frames, insulation, shingles, siding, and mostly anything else used in a site-built home. Building a home in a factory may seem strange at first, but there are many benefits. The factory-building process is efficient in that it saves time, while increasing reliability and lowering costs.

How does it save time by building a manufactured home I a factory? This is a good question with two equally important answers. First, there are no weather delays when manufactured home parts are built in a factory. The building process can proceed uninterrupted and with no weather damage to materials. Along with saving time in manufacturing a home, money is saved because there is absolutely no change any material will have to be replaced due to weather damage. Second, The factory is the ideal environment for home construction. Processes are controlled, as the home moves through the factory to individual specialists to complete each phase of construction. There is no time wasted setting-up and breaking down tools and machines every day, because the factory has each station set-up at all times. Manufactured homes are completed faster than site-built homes. Manufactured home construction is measured in weeks, while site built home projects are measured in months. As a result of the savings in time and equipment , manufactured homes can be 40% lower in cost than site-built homes.

Manufactured Homes are usually built in one or two sections, called single-wide and double-wide, respectfully. However, triple-wide homes are also an option. The floor of a manufactured home is constructed to be sturdy, and a perfect rectangle. It will later be the base of the home, and placed in a rental space in a mobile home park or privately owned land. Along the process of manufacturing a factory-built home, it is also possible to customize according to your taste. You can add carpet, cabinetry, extra walls, or any number of improvements.
